Pemeliharaan terhadap gedung/bangunan harus selalu dilakukan secara kontinyu untuk menghindari biaya yang tidak perlu karena kurangnya pemeliharaan dan mencegah terjadinya kerusakan yang lebih parah demi menjamin keselamatan bagi para penghuninya.

Perencanaan pekerjaan pemeliharaan dapat meliputi penetapan jenis maupun periode waktu pelaksanaan pekerjaan pemeliharaan. Pengetahuan tentang Manajemen perawatan dan pemeliharaan bangunan sangat penting untuk diperhatikan demi tercapainya keamanan dan kenyamanan gedung sehingga dapat digunakan sesuai dengan fungsinya. Perlu juga ditetapkan standar kinerja yang akan menjadi tolak ukur penilaian setiap elemen. DESKRIPSI

Heavy Equipment Maintenance Training merupakan program pelatihan yang ditujukan untuk para personil proyek, senior mechanic, foreman service, atau personel lain yang bertanggung jawab terhadap pengelolaan penggunaan peralatan berat, yang tak lain adalah untuk menunjang pekerjaan mereka dalam melakukan pemeliharaan dan perawatan alat berat dengan benar dan efisien. Pada umumnya, personil yang ditempatkan bukanlah orang-orang yang profesional di bidang pemeliharaan peralatan berat sehingga terkadang kerja mereka kurang efektif dan efisien. Ada hal-hal yang perlu mendapatkan perhatian dan penanganan khusus dalam hal ini, yaitu berkaitan dengan pemahaman teknis setiap jenis alat berat yang digunakan dan tingkat produktivitas yang dihasilkan, merupakan hal-hal pokok yang mutlak dikuasai seorang penanggungjawab peralatan berat. Pemeriksaan dan perawatan rutin secara berkala pada alat berat diharapkan dapat membantu dalam mengantisipasi kerusakan yang lebih besar, mengurangi down time unit dan efektivitas kerja unit dan target kerja sehingga pemasukan perusahaan dapat lebih optimal dikarenakan pengeluaran yang harus dikeluarkan untuk perawatan dan pemeliharaan alat berat ini dapat diminimalisir dengan baik.
Pelatihan ini akan dipandu oleh nara sumber yang berkompeten di bidangnya. Melalui pelatihan ini, peserta akan dibekali pengetahuan teori dan praktis serta memiliki ketrampilan khusus untuk melakukan pemeliharaan dan perawatan peralatan berat sehingga kelangsungan kerja produksi perusahaan akan lebih optimal dan berjalan dengan baik.

Objective

Preventive and predictive maintenance is a maintenance system which very reliable to prevent some sudden troubles or breakdown that may happened on factory’s tools/equipments. The sudden troubles are very potential things that caused a big loss in production process. The effects of this problem are some failure to achieve production target, the lack of personnel, unprepared spare parts, etc. Preventive and predictive maintenance application system starts from standard arranging, activity planning, realization supervising, and, as the finish line is, evaluating and analyzing the maintenance’s result.

This special course is designed for manager, supervisor, engineer, planer, foreman, and technician. Also, for those who are in operations, engineering and purchasing division and who would like to acquire an understanding of how the quality of the maintenance function affects their function.

Reliability Centered Maintenance (RCM) merupakan salah satu metode maintenance yang sanggup untuk menjawab permasalahan diatas.

RCM berfokus pada Preventive Maintenance (PM) yang menjamin Reliability Fungsi dan Safety dari alat-alat yang digunakan. Dengan adanya fokus pada reliability dan safety maka point of PM dapat ditekan dan pada akhirnya akan menekan biaya operasional maintenance tetapi tetap menjamin reliability dan safety dari alat-alat yang digunakan.

2 Tools penting yang digunakan dalam implementasi RCM adalah FMEA (Failure Mode and Effect Analysis), yaitu suatu metode yang digunakan untuk menganalisa kemungkinan terjadinya kegagalan suatu proses serta pencegahannya, serta FTA (Fault Tree Analysis),  yaitu suatu metode yang digunakan untuk mencari akar permasalahan suatu kegagalan.

Master di bidang TPM dan Kaizen diperoleh dengan mendapatkan akreditasi International dengan mendapatkan Sertifikat TPM dan Kaizen sampai dengan level Intermediate dari Omron – Jepang.

Maintenance Cost Management

Maintenance Cost Management adalah suatu manajemen pengelolaan biaya maintenance yang mengulas tentang cara bagaimana menurunkan biaya maintenance dari pengeluaran yang tidak perlu, bagaimana mengontrol pengeluaran biaya maintenance, bagaimana improvisasi pengeluaran maintenance serta pada akhirnya bagaimana menyeimbangkan biaya maintenance dengan jumlah produksi yang dihasilkan.

Pelatihan ini sangat cocok sekali bagi perusahaan yang ingin menurunkan biaya maintenance atau ingin mengontrol biaya yang dikeluarkan oleh maintenance atau bahkan yang sudah kerepotan dan frustasi dengan pengeluaran biaya maintenance yang cukup besar dan tidak terduga serta sudah mempengaruhi biaya produksi.

Di dalam training ini akan dibahas tentang “3 Corong Biaya Maintenance”, yaitu Repair Cost, Maintenance Cost dan Improvement Cost. Berdasarkan pengalaman, Repair Cost akan menyedot biaya maintenance sampai dengan 60% dan bahkan ada yang sampai 70%. Padahal Repair Cost adalah biaya yang seharusnya tidak dikeluarkan dalam memanage kegiatan maintenance. Kemudian Maintenance Cost akan mengajarkan kita berapa sebenarnya biaya maintenance yang ideal. Serta terakhir Improvement Cost akan mengajarkan kepada kita teknik teknik melakukan improvisasi biaya maintenance.
